As professional residential landlords, owning properties in Chopwell, Greenside, Crawcrook, Ryton, Newcastle and Wallsend, we understand the needs of our clients and have devised a simple, flexible solution to assist our landlords in all their needs.
We operate two systems of Tenant Finder/Property Management, with the option to swap between the two at any time or add services to the Tenant Finder to suit the client.
Tenant Finder
This service is for the landlord that simply wants to locate a reliable tenant to occupy his property at a competitive cost.
For this service we carry out the following
- Carry out a market appraisal of your property and agree a rent with you
- Photograph your property at our cost
- Advertise your property on our website and carefully chosen local publications as well as popular property websites at our cost
- Conduct viewings at the property at our cost
- Once a prospective tenant is found, carry out credit checks and take references at our cost
- When a tenant is found, set up standing orders for rent payment, contact utility companies and council tax to change over accounts at our cost
For this service we charge a fee of Half a months rent
ie Rent = £500pcm Fee = £250
Property Management
This service is for the landlord prefers to leave the tenant finder, management and maintenance of the property to ourselves at a competitive cost.
For this service we carry out the following
- Carry out a market appraisal of your property and agree a rent with you
- Photograph your property at our cost
- Advertise your property on our website and carefully chosen local publications as well as popular property websites at our cost
- Conduct viewings at the property at our cost
- Once a prospective tenant is found, carry out credit checks and take references at our cost
- Carry out an inventory of the contents and condition of the property before introduction of a tenant at our cost
- When a tenant is found, set up standing orders for rent payment, contact utility companies and council tax to change over accounts at our cost
- Collect rent due and deposit into the landlords bank account after deducting the appropriate management fee
- Carry out property inspections every 3 months and prepare a condition report
- Liaise with the tenant over any maintenance issues and arrange for repairs as necessary (we find it beneficial for the landlord to deposit a small sum to ourselves to cover any minor maintenance or breakdown issues eg £300)
- Issue notices to Tenants in the event of rent arrears or failure to leave the property at the end of the tenancy period at our expense
- Assist in the preparation of any court papers required to remove the tenant from the property at our expense (court and legal fees are payable by the landlord)
For this service we charge a fee of Half a months rent followed by 10% of the monthly rent
